I’m thinking it might be time to sell my home?

When’s the Best time to sell my home?

Anytime can be the right time to sell if you have a knowledge realtor by your side.  It is most important that you establish if there are any factors you need to meet for selling. Assuming there is no pressure to sell immediately, we will walk you through the process, provide you with a detailed market analysis of your home, review current market trends, financing terms and competing listings. We use all this to create an action plan to list at the most favorable time and at the highest value. Is a pre approval letter important for a seller?

Yes, it is very important. We actually recommend that sellers only accept offers from pre approved buyers after we have verified with lender that the buyers have already provided the needed documentation.   Why come off the market for three weeks only to find out the buyer can’t qualify to buy your home?

What are common buyer contingencies?

Buyers can have several contingencies in a standard contract.  Usually they include reviewing of seller disclosures, title paperwork, home inspections, appraisal and financing.  Some buyers will also have a subject to sale contingency because they need to sell their home prior to the contract becoming binding.

Why do I need to stage my home?

Buyers are browsing homes online months before making the first appointment to preview a home in person.  Increasing the visual appeal of the professional photographs is the first step in getting the buyer to come through the home.  Staging a home can be a good way to appeal to more buyers by choosing a trendy color pallet and neutral decor to make a home feel up to date.

Do I have to make the repairs requested by a buyer?

Once a buyers makes a formal request of the seller to make repairs, the seller has the option to accept or decline some or all the repairs. The buyer also has the option to keep or dissolve the contract.

Why is an appraisal important?

Lenders can only lend money on the value a home is worth, so a buyer can only take out a loan for the appraised value minus any required down payments and closing costs.

How long does it take to close on a home?

The whole process normally takes about 30 days.
